Hello, my name is T.C. Vang and I am the creator and owner of AR Estate By Owner. I have been involved in, bought and sold numerous real estate properties in my life time. I have bought and sold real estate by owner, but most of my real estate transactions have been facilitated using a realtor. Chances are I will purchase future investment properties using a realtor again, but if I do not absolutely have to, I will never use a realtor to sell property again.

A few years ago I relocated to Northwest Arkansas from Wisconsin. I had lived most of my life in Wisconsin and was well rooted in my community. I served my community as a Law Enforcement Officer and as a Board Member on the Board of Directors for the local Young Men’s Christian Association (YMCA). I was also blessed and fortunate enough to own my own business, commercial properties and several residential investment properties. I have never had any interest in being a realtor, but real estate has always been a hobby-passion of mine.

Another passion of mine is saving money! I have always believed that one of the best ways to make money is to save money. As that old saying goes, “Money Saved is Money Earned!” Back in Wisconsin I had accumulated quite a bit of Equity over the years with my real estate investments and I wanted to keep as much of it as I could when it was time to sell. I knew how to sell real estate by owner because I had done it before, but time was a big factor that I felt was not on my side.

The decision to move to Arkansas was preplanned, but life does not always unfold as we plan. From the time the move was confirmed, to the actual physical move was only four months. I contemplated for a short time on using a realtor. My initial thought was that I would never be able to sell all my properties by myself in less than four months, so I should just list with a realtor.

My second thought was a question I asked a realtor that I had worked with in the past. I asked her, “Be realistic with me, can you sell all of my properties in the next four months?” She told me, “I will do my best, and if they are not sold before you move I will take care of everything when you are gone, but realistically I don’t think I can sell all of your properties before you move.”

I realized from that point on that I had nothing to lose trying to sell my property on my own, because even my realtor did not believe she could sell all of my property before I moved. I knew exactly what I needed to do. I decided to sell my properties on my own and if I could not before I moved, I would then list with a realtor. I decided to list my properties on a local FSBO website, Valley By Owner.

I obtained offers on most of my properties in less than a month. I had callers even before Valley By Owner had a chance to install all of the signs. The callers had seen the listings on the webpage. I received offers on all of my properties by the second month and all of my properties sold/closed in the second and third month, except for my house. My house sold/closed a few days prior to our actual move, but only because prior arrangements were made with the buyers to do so. One of these properties was a commercial building, on a busy city street along with the existing business. My determination saved me just under $50,000.00, in what would have been broker/realtor commissions.

Selling your home by owner can be challenging, but it is also very rewarding. Every time someone makes a sale by owner, they will have the satisfaction of knowing they saved thousands and that they did it by themselves! Most people who have sold a home by owner will say they will never use a realtor to sell a home again. Successfully selling a home by owner really is a form of self-empowerment.
